Working to your brief
Before you visit we’ll ask you what you expect from your property in Spain. Would you prefer to be near the beach or in the near countryside; with daytime amenities and evening entertainment and fine dining? Is the property for family holidays or a buy to let investment for holiday rentals?

What type of property and how many bedrooms, private or communal swimming pool, a garden or terrace? What’s your budget and is a mortgage a necessity or an option? When we have your ideas and understand your requirements we can produce a matching shortlist for you to view.

But, please remember fewer than half our buyers actually sign-up for a property on their original list because their views change as the trip progresses. Websites are OK for a general overview, but seeing homes and amenities for real is the clincher for most people.

That’s the easy part, but if we have had you pre-approved for the mortgage you want (no inquiry is logged on your Experian or other credit record), then you are in a stronger position to make a meaningful offer to the bank, troubled developer or private owner and spend more time in Spain on hunting down the right place for you that aligns with your mortgage potential.

Our services, and those of our affiliate office across Spain, are normally free to all buyers as we receive a broker’s fee from banks, developers and other owners. Sometimes our buyers pay a Purchase Management Fee (PMF) if they decide on a property that does not have our normal broker’s fee included in the price. Buyers are warned in advance if a PMF is applicable.

When you have chosen your property, be prepared by having all the paperwork needed to secure it. You need an independent Spanish lawyer, a bank, NIE number (fiscal ID, can be obtained in advance of Spain visit) and a pre-approval mortgage option that provides more certainty when viewing prospective properties in Spain.
